
Our Process




1. Initial inquiry
We believe that every successful project begins with alignment. While every builder approaches homebuilding differently, our commitment to transparency ensures that our clients fully understand how we work, how decisions are made, and how their home moves from concept to completion.

2. Discovery
At our first in-person meeting, we cover key factors such as layout preferences (bedrooms, bathrooms, and square footage), budget range, timeline, and whether the home will be built on your own lot or within a Karrus Homes development.

3. Preliminary Building Agreement (PBA)
We enter into a Preliminary Building Agreement to accurately develop and price your project. This phase includes a detailed review of scope, feasibility, and cost and does involve an associated fee.

4. Contract
Once both parties are aligned on responsibilities, expectations, and the path forward, we move into the contract phase which establishes a final, fixed price and a documented scope of work. A deposit is collected at this time.

5. Pre-Construction
This phase includes permitting, HOA approvals (if applicable), design studio selections, and other pre-construction activities required to prepare for building.

6. Construction
Your home moves into active construction, with careful oversight, clear communication, and a focus on quality at every stage of production.

7. Warranty & Ongoing Support
Upon completion, your home is backed by our warranty, ensuring continued support and peace of mind beyond move-in day.
